Anacostia Gateway Development
Anacostia Gateway, located at Martin Luther King Jr. (MLK) Avenue and Good Hope Road, SE will be adjacent to the future DC Government Center and within one block of a light rail system (currently in development). A $19 million development, the building will be approximately 63,000 sq. ft. in size, with 14,000 sq. ft. of retail space and a 119-space underground garage (44,000 sq. ft.). MLK Avenue, SE is a prominent arterial street that connects several east-of-the-river neighborhoods. Lying on the District’s eastern boundary with Maryland, it also serves as a gateway by providing access to the downtown area via the 11th Street Bridges. The proposed infrastructure and streetscape improvements in are intended to help revitalize this section of MLK by improving the public space and enhancing all modes of transportation as part of an overall effort to promote and enhance economic development along the avenue.

Capital Gateway East
FLGA LLC is involved in the planning and development of Capital Gateway East, a proposed new community along the Anacostia River adjacent to the Southeast Federal Center. Current plans include: 7.3 million SF of total development, 3.4 million SF of office development, 3.4 million SF of office development, 1,450 residential units, 300,000 SF of retail, 7,500 parking spaces, Marina, plaza, open space and waterfront amenities, total development value-$1.2 billion.

Florida Rock Development

Florida Rock is perhaps the largest, planned waterfront mixed-use project in Washington DC since Washington Harbor. Located adjacent to the Southeast Federal Center, Florida Rock is a 5.5-acre Planned Unit Development with preliminary zoning approval for approximately 1.2 million square feet of residential, office, hotel and festive waterfront retail development.
